In this post, I want to talk about some techniques you can use to find sellers.
After all, you can’t create a property deal if you can’t find sellers. And if you want to make a real business out of your investing, you need to create a pipeline of prospects.
You need to have sellers coming to you with potential deals.
Plus, you need to go on the hunt for motivated sellers whenever you get the chance.
That may sound a little tricky. But the good news is that there are loads of sources for potential sellers out there.
Of course, you have the web as an option. You can check real estate agents’ websites, as well as all of the aggregators.
But don’t forget that there are other places to look.
Gumtree is a great example. This is a classifieds site where some people may list their properties instead of going through an agent.
Even Facebook can be a good source of leads if you’re able to find marketplace groups for your location.
Then, you have the more traditional options.
The newspapers still have classified sections where you can find properties. You can also canvas a desirable location with a door-knocking or letterbox campaign.
Just pick a street and go around either talking to property owners or posting flyers through their doors.
The odds are that you’ll find a few people who want to sell.
You can even use signage to your advantage. Put signs up on any property you already have under contract. Let people know how they can reach you if they want to sell their property.
Finally, you can even attract sellers with your clothing.
That’s right, you can wear personally branded clothes that tell people what you do and how to reach you.
The point is, there are tons of ways to let sellers know that you’re offering a solution.
If you can leverage all these techniques, you’ll create a healthy pipeline of prospects.
