Here are the answers to the most frequently asked questions about starting the Lease Options Made Simple ‘Quick Start’ Program. We’re happy to answer any you have!
What Is a Lease Option?
A Lease Option is a lease on a residential property with an option to buy that property for a set price within a certain timeframe, usually 3 – 5 years. It is a very powerful strategy that allows us to CONTROL a property without having to buy it.
How do you make Money using a Lease Option?
There are a few ways to make money using a lease option, but the two ways that we concentrate on during this program are what we call ‘Assigning’ (also known as wholesaling’), where we assign the Option Agreement direct to a Tenant/Buyer or an Investor, and a Sandwich Lease Option where you stay in the deal – in the middle, ’sandwiched’ if you like.
The average profits for an ‘Assignment’ Lease Option is between $3k and $10k per deal. We are out of the deal within a few weeks.
You will make a lot more money with a sandwich lease option because you can earn cash upfront, cash flow throughout the deal, and sometimes cash at the back end of the deal. The average profit on this type of deal is around $35k.
Will this Work for Me? I have never done a property deal before.
Absolutely. It’s a simple process once you understand the steps and I will also introduce you to my network of contacts (lawyers, brokers etc), so you know you are dealing with professionals who understand lease options right from the beginning.
Will this work in my Area?
Yes. It works well in all markets; better in falling markets. Because of the technology we now have available to us, you can do these deals remotely as well, so if your usual market is not providing you enough leads, you can look elsewhere. You never have to SEE the house, meet the Seller or even show the house to a prospective Tenant/Buyer. This works in most States in Australia and all of New Zealand. There are some restrictions in South Australia and Victoria, so if you live there, you need to be comfortable with doing deals in different States.Personally, I do all my deals remotely and I will show you how you can do it as well.
Do I Need any Money to get Started?
Legally, you can control a property using a lease option with just $1. Personally, I offer a couple of thousand dollars to the Seller but I rarely pay that using my own money, and I will show you how to do that as well. Whilst you can do these deals without needing your own money, it can help to have $500 - $2k available to enable you to secure a deal with a Seller whilst you look for your Tenant/Buyer/investor.
What Times/Days are the Live Training Calls?
The Live Coaching Calls are run once a week on a Wednesday evening, 6pm Hobart Time (AEST). How long do I need to spend doing this every week to get results?
The modules will be opened for you each week. That’s one module per week. You’ll be able to finish watching each Module in a couple of hours. Each module has several videos. Each video is less than an hour length. Some modules have worksheets for you to go through and checklists for you to learn. Once you have watched the videos, you then need to take action as well, so you need to commit to that. You need to commit to 4 - 6 hours a week whilst you are doing the course and learning the steps.
